SIOUX FALLS, SD – One of Sioux Falls’ largest building projects in years could soon be taking place just off one of the city’s busiest streets.

Developer Don Dunham, Jr. wants to build an apartment complex and sports facility in the area south of 41st Street and Grange Avenue. The new development carries a total price tag of $30 million.

As I have mentioned in the past, if sports complexes are needed, they should make money and should be privately funded. Dunham is about to find out.

  1. No inside info, but my hunch is this is a partnership with Avera to counter Sanford’s proposed complex out by the airport.

    And this would be a slightly better spot for an EC than the Arena, but not nearly as good as downtown. 41st can be a cluster@#$% with just the weekend shoppers from the sticks coming in, add a few thousand more vehicles and you will have bottlenecks everywhere. Also, no hotels around it and as we’ve seen already a facility like this in our market isn’t enough to sustain retail and hospitality growth on its own.

  5. Sy – I’m guessing Avera and Sanford know that the EC is going to fail, so they need something to attach their names to for the next 10 years when we vote on it again.

  7. I’m not saying it is an ideal location, but it is much more cracker jack then the Arena location.
